Chester County Homes for Sale, November 2011

If you do not put a price range in your search, or if you did as I did and go from $0 to $10,000,000, you will see that there are 3817 listings currently for sale in Chester County.  Yikes!  In any give price range, there are lots of really great houses to choose from with really great interest rates still to be had for folks who have good credit.

Unbelievably, there are 632 homes for sale between $100,000 and $200,000!  

In eastern Chester County, where my office is, particularly East Goshen, there are 174 homes between $0 and $2,000,000!  The average price of the homes for sale is $401,968.  The high is $1,850,000 and the low is $119,000.  Did you realize that you could go to my website and search for homes just like a Realtor?  You could. In my opinion that’s doing it the hard way, but you could.  The easy way would be to find a real estate agent you trust, sit down over a cup of coffee and let them know what you are looking for.  They, in turn, will introduce you to a mortgage person.  He/she will let you know what you qualify for, based on your income, debts and credit score.  The real estate agent you trust will then set you up on a search in the MLS, emailing you listings that are in your price every day, or contacting you often to make sure you know that they are working hard to find you just the right house.  At least that’s how I do it.

I find that when I sit down over a cup of coffee with a buyer, we are exchanging information.  They are telling me what they want, and I am telling them who I am.  Buying a home is not a process of selection.  It’s a process of elimination.  A good real estate agent will give you all the information you need to start eliminating what you don’t want so that when you see the house you do want, you can act on it right away.  You see, even though there are 3817 homes for sale in Chester County, there are probably only about 5 that would suit you once you know what you want to eliminate.  Chances are there is also at least one other buyer who wants the same thing.  He who hesitates is often left losing the house they want!

 

 

Find a good real estate agent.  Get a pre-approval.  Start eliminating.  You’ll whittle 3817 to 5 in a very short while with the help of a professional.

    Love the homes in your area of Penn. Looks like a buyer can find what they are looking for no matter what price range they are in.
